Before moving into a right-of-occupancy apartment, a right-of-occupancy fee is charged to the holder of the right of occupancy In addition, the tenant pays a monthly usage fee which is comparable to rent, a water fee, as well as any other operating fees.
The right-of-occupancy fee is 10–15% of the purchase price of the apartment.
The amount of the right-of-occupancy fee is already stated in the housing offer. The payment is due to be paid on the starting date of the liabilities. A receipt for the right-of-occupancy fee must be presented to key management when retrieving the keys.
You can get a loan for paying the right-of-occupancy fee. The right-of-occupancy agreement can be used as collateral for the loan for the share of the original right-of-occupancy payment.
A monthly consideration is paid for a right-of-occupancy apartment, the amount of which is stated in the apartment offer. The consideration payments are based on the cost equalization system determined in the right-of-occupancy system and the calculated square metre.
Haso’s fees are determined on the cost principle, meaning that residents are only charged those costs that are necessary to cover the capital costs of the properties, as well as the costs of property maintenance, repairs and administration.
Each property is liable for its own maintenance costs, such as property heating, minor repairs, and waste management.
Capital and plot rental costs, as well as major renovations, are equalized among all sites according to the scoring system, and scoring is affected by, among other things, the location, age and equipment level of the property.
The consideration consists of capital costs and maintenance costs.

Any increases in the fees confirmed by the Board of Directors will be notified to the residents at least two months before they enter into force.
Sauna fee
The fee is charged monthly in connection with the usage fee.
Parking space, garage space
Always billed in connection with the usage fee.
EV charger space
Always billed in connection with the usage fee.
Electricity usage is paid separately to the partner in accordance with the actual use.
Houses of different ages can have either a fixed water fee or an apartment-specific water meter. The basis for water billing will be disclosed in connection with the conclusion of the contract.
a) Properties that do not measure per-apartment water consumption:
- Water price €22/person/month.
b) In properties that measure only cold water consumption per apartment, water billing is based on consumption:
- Water price €6.10/m3
- Invoices are sent every 3 months.
c) In properties that measure both cold and hot water consumption per apartment, water billing is based on consumption.
Water price
- Cold water €3.80/m3 (starting 1 March 2023)
- Hot water €9.55/m3 (starting 1 March 2024?)
- Invoices are sent every 3 months.
Haso does not charge a security deposit for tenancy agreements signed after 1 January 2024.
Haso has previously charged a security deposit of 500 euros. This is returned to the holder of the right of occupancy after three years of impeccable residence, or in connection with the moving out, if all payment obligations have been performed or there is no need for repairs in the apartment that are the responsibility of the tenant.
The due date for the usage fee, as well as the parking space, sauna and water fees charged in connection with it, is always the 5th of the month.
Haso’s invoices can be paid as an e-invoice if this option is selected in your online bank.
Please always use the reference number of the usage fee invoice.
Payment defaults
Sometimes there can be surprises and challenging times in your personal finances. In this case, it is advisable to act on time and contact us directly, before the usage fee payment is overdue. You can often negotiate and agree on payment arrangements for the payments. It is advisable to not let payment difficulties pile up and to handle them immediately as a delay in the payment of fees is always a cause for action.
If an invoice has not been paid by the due date, Intrum Oy will first send one notification 14 days after the due date, after which they will send a payment demand. Overdue payments will include late fees as well as late payment interest, which is in accordance with the general interest rate. The payment reminder will have a deadline for the payment of the debt.
Intrum Oy’s payment notifications and demand fees are charged in accordance with the Debt Collection Act.
Make the payment with the details in the letter by the due date to avoid any issues. You can also make payments through the Oma Intrum online service, which is open 24/7.
If the invoice cannot be paid by the due date of the payment notification, the quickest way to get help is to log in to Oma Intrum. To do this, you need your online bank account and the case number which is stated in the notification. You can use Oma Intrum to conveniently pay debts, propose payment plans or send a message to Intrum’s customer service.
Intrum can also be contacted by phone using the contact details in the letter. If you have not received a letter, you can call the Intrum switchboard, who will direct you to customer service.

Oma Intrum Online Service (FI/SE)
The debt will be sent to a debt collection agency if it has not been paid by the due date. In such a case, Haso will, if necessary, take legal action to terminate the right-of-occupancy agreement and collect its claims through enforcement measures. The debtor shall bear the costs of the proceedings in accordance with the court decision. Such a trial will result in a note in your credit record.
After receiving the court’s decision on the termination of the right-of-occupancy contract, Haso checks whether the defendant/debtor has transferred control of the apartment to the right-of-occupancy company in accordance with the court decision. If necessary, the enforcement of eviction and debt recovery is sought from the enforcement authority.

It is possible to be granted housing allowance for a right-of-occupancy apartment.
